Re-development of vacant contaminated engineering site to more than double the warehouse, distribution and storage facilities, that previously existed with new office facilities, and “future proofed” with Planning obtained for future high bay warehouse development.
The high bay warehousing, up to 17m high is expected to facilitate in excess of a 1000 trucks nationwide. The distribution warehouse was specially commissioned to provide column free interior space with open plan area of 51m x 99m.

Approach & Methodology


Having worked with Aspray 24 over some 10 years, Gould Singleton Architects were asked to act as Lead Consultant in the procurement of a new high bay warehouse at Park Road, Willenhall. The proposal extends to some 108,000 sq ft of high bay warehousing with 3 storeys of support offices and a 20m wide canopy to shelter articulated trucks when being loaded. Access roadway’s, turning and truck parking provisions also had to be catered for, together with safe pedestrian routes from existing Aspray facilities to the proposed new development. Gould Singleton identified relatively early that there could be issues with the site bearing in mind its past history in the Black Country. It was found that the previous use as a stamping/pressings factory caused ground contamination that needed to be dealt with, Japanese Knotweed was prevalent, two mine shafts were identified together with shallow mine workings that required treatment before any reconstruction works could begin.

The premises will provide up to 108,000 sq ft of high bay warehousing which will be built over 2 phases, to house 15m high robotic racking facilities with 24 hour use and access, offices to house support staff together with call center personnel, meeting rooms and driver facilities. The project value was approx. £6,000,000.
