The project comprised of a new build supermarket and associated service yard and car parking areas for Midcounties Co-operative Society at Bourton-on-the-Water. The site was formally occupied by a residential care home (Salmonsbury House), a ward wing of the adjacent Moore Cottage Hospital and a single storey dwelling (The Rookery). These buildings were demolished in advance of the construction contract being awarded.

The new supermarket has a gross internal ground floor area of 1745 sq.m including a sales area of 1,300 sq.m. with plant rooms at first floor level. Perimeter tiled mansard roofs conceal an external plant area and photovoltaic panel array in an open roof well area.

Approach & Methodology


Structurally, the building is steel framed construction with cavity masonry external walls. The height, form and detailing of the building meet the Local Planning Authority’s requirement for a traditional Cotswold appearance. This is reinforced by the extensive use of natural Cotswold walling stone and stone-effect mansard roofing tiles. Concealed roof areas have a single ply membrane overlaying insulation. The main entrance lobby incorporates a frameless, planar glazing screen which contributes to identifying the function of the building. Construction techniques and services installations satisfy current Building Regulation standards. All electric services are provided for energy efficiency with heat recovery, PV generation and LED lighting included.

Site Access

Access is directly from Station Road, a separate delivery vehicle only exit is provided on to Station Road to the north. A further exit for customers’ cars is provided to the adjacent, privately owned, pay car park (leading towards the petrol filling station on Station Road leased and operated by the Co-op). Pedestrian access is enhanced by new highway footpaths and pedestrian crossing to Station Road undertaken under a Section 278 Agreement. Also a pedestrian link is provided to the south to the existing public right-of-way leading towards Bourton on the Water village centre.

The scheme has had continued support from the local community and the local Parish Council, and was delivered exactly on contract programme and contract sum.
